I have known Robin Semmelroth for several years, beginning when she was with Rent Campus in Philadelphia.  At the time, she and her staff, helped me to lease houses in the Temple University area to students.  Robin is extremely knowledgeable about Philadelphia real estate and I relied on her expertise in guiding me on pricing, timing of listings, and things to make my houses more attractive to students.

When I finally decided to divest my student rental properties, Robin was the natural choice for me as a realtor.   She digs into any project she takes on, and has gone above and beyond in helping me during the entire sales process.   I had one house that had not been rented by June for the following semester, which made it much more difficult to sell to an investor.  Robin helped me to get the house rented out successfully.  Since I was not local, it was difficult for me to show the home to prospective renters on my own.   Even though I had a property manager who was also working to help me get tenants, Robin’s assistance was invaluable, and she is the one who sealed the deal for me.  She did the showings without charging me a leasing fee, helped me to collect deposits, complete lease agreements, and basically, anything I needed to get it done.  And that epitomizes what Robin is all about.  She works tirelessly on your behalf, communicates frequently with you, and gives you access to all of her contacts whenever needed.  She is a wealth of knowledge and has great instincts.

She helped me to sell 2 of my 4 houses.  The other two houses I sold on my own through a referral.  Despite the fact that I had a listing agreement with her at the time, she graciously allowed me to sell those two homes on my own since I had been in previous contact with the buyers.    For those homes which she did sell for me, when we ran into issues during the home inspection, she advised me as to what I should fix and what I should push back on, and gave me reasonably priced contractors to address the issues.  When you work with Robin, she is fully committed and will do what it takes to get the job done whether it is in selling your home or helping you to find a home.   Robin is honest, trustworthy, reliable and knowledgeable, and will become your friend.

I didn’t have a lot of preconceived notions about the home buying process, so I had a lot to fear! I did almost no research before hand, so my biggest fears were not being able to follow through with all the necessary steps, getting lost in the process, and also getting something that had a bunch of surprise work needed. Working with you was wonderful. Immediately after meeting you I could tell that you definitely knew what you were doing, knew the areas that was interested in looking, and really listened to the things we wanted in our house. I was a bit worried that we would end up being forced to look at things that aren’t our style, but that was not the case at all. The night we had our first meeting you had sent over a bunch of houses, all with the details we wanted- hardwood floors, lots of light, large basements, all in our price range, in the neighborhoods we were interested in.

Moving forward, I never felt pressured to buy and when we came up against issues in some of the houses, I always felt that you had my best interest in mind, even pointing out things that I would have missed such as water damage, old water heaters etc. Additionally, I trusted the people that you recommended to me, and I felt like I got a really thorough inspection, and from your hard work, got a house at a great price.

The best thing about working with you was that you were very professional and very knowledgeable about the process,taking care of so many of the details for me, but that you were also able to make me laugh and make the whole process fun. It was painless! will definitely recommend ! 🙂
